Frequently Asked Questions
In many cases, garden rooms fall under “Permitted Development” rights in Scotland, provided they meet certain criteria (e.g., height restrictions and location relative to boundaries). However, if you live in a conservation area or want a very large structure, planning may be required. We can advise you on this during our site visit.
Absolutely. We build our garden rooms using the same principles as a timber-frame house extension. This includes damp-proof membranes, high-quality insulation in the floor, walls, and ceiling, and double-glazed windows/doors. They are designed to be comfortable workspaces or dens all year round.
We install both traditional timber and modern composite decking. Timber offers a natural look but requires annual maintenance (staining/oiling). Composite decking is slightly more expensive initially but is incredibly durable, rot-proof, anti-slip, and virtually maintenance-free. We can show you samples of both to help you decide.
Yes. The longevity of any garden structure depends on the base. We install appropriate foundations—whether that’s ground screws, concrete pads, or a full slab—depending on the ground conditions and the weight of the structure.
